TIPS FOR FIRST TIME HOMEBUYERS
Buying your first home is exciting… but let’s be honest, it can also feel a little overwhelming. Between interest rates, down payments, inspections, and trying to figure out what “escrow” even means, there’s a lot coming at you all at once.
The good news? You don’t have to figure it out alone.
If you’re thinking about buying your first home in North Idaho, here are a few things I always tell my buyers before we start the process:
1. Figure out your budget firstBefore you start scrolling Zillow at midnight and falling in love with houses, sit down and look at the numbers. Think beyond just the monthly mortgage payment. You’ll also want to factor in things like closing costs, property taxes, insurance, utilities, and maintenance.
The goal is to find a home you love without feeling house poor afterward.
2. Get pre-approved earlyThis is one of the most important first steps. A pre-approval helps you understand what you can realistically afford and puts you in a much stronger position when you’re ready to make an offer.
In competitive North Idaho markets like Coeur d’Alene, Post Falls, Hayden, and Rathdrum, being pre-approved can make a huge difference.
3. Know your must-havesMake a list of what actually matters to you. Maybe it’s acreage, a big shop, being close to the lake, a shorter commute, or space for kids and dogs to run around.
North Idaho has such a wide variety of properties, from newer subdivisions to log homes tucked into the trees, so narrowing down your priorities helps a lot.
4. Work with a local agent who knows the areaGoogle can tell you square footage. A local agent can tell you what neighborhoods fit your lifestyle, what areas hold value well, where traffic gets backed up in the summer, and which homes are priced realistically.
Having someone guide you through negotiations, inspections, paperwork, and timelines makes the process so much less stressful. (And yes… this is where I come in 😊)
5. Think about the future, not just right nowTry to picture your life 3-5 years from now. Will the home still work if your family grows? If you start working remotely? If you want room for toys, RV parking, or chickens someday? (Because… North Idaho.)
Buying a home is a big investment, so it helps to think long-term.
6. Stay within your comfort zone financiallyJust because a lender approves you for a certain amount doesn’t mean you need to spend every dollar of it.
I always tell buyers: you still want to enjoy your life after you move in. Weekend lake trips, hockey tournaments, date nights, snowmobiles, camping… all the things that make living in North Idaho so great.
7. Don’t skip inspectionsEven if a house looks perfect online, inspections matter. They help uncover issues you may not notice during a showing and give you a better understanding of the home before closing.
Especially in North Idaho, where we see everything from newer construction to older cabins and rural properties, inspections are worth every penny.
8. Be prepared to negotiateOnce you find the right house, we’ll put together a strong offer based on the market, condition of the home, and current competition.
Sometimes negotiations are about price. Sometimes they’re about repairs, closing costs, timelines, or contingencies. Every situation is different.
9. Read the paperwork carefullyThere are a lot of documents involved in buying a home. I’ll walk you through all of it step-by-step so you understand what you’re signing and feel confident throughout the process.
No confusing real estate jargon required.
10. Don’t rush the processThe right house is worth waiting for.
It’s easy to feel pressure when homes move quickly, but buying your first home should still feel exciting, not panicked. My job is to help you navigate the process, answer your questions, and make sure you feel informed every step of the way.
